Our Approach

We balance time with risk. This enables our clients to manage their risk and cost exposure whilst we steadily add value through the project. We look first at whether an opportunity in principle appears to have some ‘legs’ to it, before looking further in detail.

Initial ‘High Level’ Appraisal

This initial ‘high level’ appraisal is usually on a speculative time basis; the information we usually need from prospective developer clients at this stage is typically as follows:

  • Site address
  • Overall site context
  • Client objectives
  • Site-specific planning policies
  • Critical time scales for the client

Informed by this initial high-level steer, following discussion with the client, we move to a structured fee-paying service for developers that helps to form a sound planning strategy for the team to follow.

Stage A: High-Level Review

  • Part 1: Light touch/High-Level Review:  The Principle of Development
  • Part 2: Detailed Initial Planning Review:  Focus on ‘the numbers’!
  • The fee is subject to the complexity of the project and the volume of papers, local plan material etc to be read.

Stage B: Pre-Application

  • We might seek a pre-application, or we might go for PD (Permitted Development) first if needed and indeed if it applies
  • Report ‘light’ but includes reports from other consultants if the issue is CRITICAL to planning (e.g., highways and trees)
  • This is not needed in some cases, e.g., very similar scheme but changes are clear
  • This is important to establishing an officer relationship & helping them to be familiar with the site
  • There is also an element to ‘playing the game’ with the Council as they like to be able to influence the design
  • Further and critical pre-app work might involve approaching neighbours or local amenity groups and Ward Councillors
  • The fee is subject to the agreed scope of services

Stage C: The Full Planning Application

  • More plans & more cost
  • Consider the need for (further) community engagement/ ‘political’ risk
  • The fee is subject to the agreed scope of services
